Property Manager

Summary
Manage shopping
centers and other commercial real estate properties by performing the following
duties personally or through subordinates.
Essential Duties and Responsibilities
include the following. (Other duties may be
assigned)

Visit properties as
required under the policies and procedures.

Responsible for the
maintenance, appearance and coordination of improvements at each center.

Responsible for
coordination of all TI on new leases.
-
Instill confidence and
develop a good working relationship with every tenant.

Responsible for
contract negotiations and monitoring contractors who perform all work at
each center, including landscape maintenance, parking lot maintenance, roof
inspections, refuse removal, sidewalk pressure cleaning, fire sprinkler
inspections, roof inspections, and winterization of vacant shops.

Prepare and
participate in the budgeting process for each center.

Analyzes
property income statements and compare actual versus budget in expense and
income categories.

Control
property expenses without jeopardizing quality; always seek competitive bids
for each project.

Implements
controls, policies and procedures to conserve utility usage at each center.

Responsible for
collections from delinquent tenants; implementing all takeover and
termination procedures in a timely fashion under the guidance of the
Director of Property Management.

Responsible for
processing Lease Assignments.

Review, code
and approve all invoices with regards to property operations.
-
Review and
approve follow-up inspection of all tenant storefront signage.
-
Maintain
visibility in the communities of the properties – set up a network with
other local authorities, contractors, etc. Know the area around your
properties with regards to any changes, new or redevelopments,
construction, road improvements / road changes, etc.

Ensure that all
tenant and vendor certificates of insurance are current.

Ensure that all
tenant sales are current

Employ or
contract for services of security, maintenance, ground keeping and onsite
management personnel.

Train
maintenance and office personnel.
-
Ensure that
rent rolls are correct.
-
Assist
Acquisition Department in the purchase and sales of properties.
-
Contact utility
companies to arrange for transfer of service for tenants.
-
Assist with
eviction of tenants in compliance with court order and directions from
lawyers and the owner.

Requirements

Minimum 5 years of Strip
Center Property Management Experience

CSM or CPM preferred
