GENERAL MANAGER/REGIONAL MALL

 DUTIES & RESPONSIBILITIES:

•      Oversee day-to-day operations and marketing of the shopping center through a variety of programs designed to ensure productive and profitable merchants and properly maintained property

•      As Marketing Director, work to maximize profits by increasing sales in the shopping center

•      Establish and maintain harmonious tenant relations and provides merchandising assistance to tenants whenever required

•      Supervise hiring, training and work of all shopping center employees; oversee the general quality and evaluation of all employees in the shopping center and take specific responsibility for changes and status of all staff on site

•      Supervise the activities of all on-site personnel including the office staff, maintenance, food court, loss prevention and housekeeping departments

•      Canvass for leasing prospects

•      Supervise the activities of all contractors on-site

•      Supervise, in close cooperation with on-site staff and home office personnel, tenant obligations including accounts receivable, insurance, sales reports, etc.

•      Develop and maintain effective working relationships with local community and government organizations

•      Coordinate with Property Leasing Representative the preparation of center's annual leasing game plan with objective of maximizing sales

•      Maintain accurate insurance requirement records as dictated by tenant leases

•      Establishes annual operating and capital budgets, administers funds and incurs additional expenses as necessary

•      Review monthly accounts receivables to ensure timely remittance of delinquent charges

•      Maintain final authority for monthly sales and receivables reports, as well as weekly payable approvals and payroll

•      Responsible for all functions as determined by SR. Regional Manager, VP, Retail Management or Exec. VP, Retail Division

QUALIFICATIONS:

•      Bachelor’s Degree in Business Administration, Communications or Finance

•      Five or more years in Shopping Center Management

•      Certified Shopping Center Manager (CSM) preferred

•      Knowledge of retail management, property management, accounting, security and physical plant management

•      Combination of equivalent education and experience necessary to effectively perform the responsibilities of the position

•      Actively involved in ICSC functions

•      Managerial experience in a shopping center or other property

•      Ability to communicate effectively, both orally and in writing, with all levels of management, staff, business representatives and the general public
