Executive Vice President – Partner - COO EXECUTIVE VICE PRESIDENT – REAL ESTATE – COO to replace our current COO and President. This position is a pathway to President title within 12 to 24 months depending on performance. Potential carried interest on future acquisitions. Reports To: Chairman Location: Los Angeles, California SUMMARY Manage a team of executives representing multiple disciplines including Leasing, Asset Management, Acquisitions and Finance. Will work closely with the Chairman to plan and direct real estate operations. All of our properties have strong cash flow. ESSENTIAL DUTIES AND RESPONSIBILITIES Manage and direct day to day activities for a portfolio of mostly retail malls. We have made three acquisitions within the last two years. Direct the execution of property level business plans and budgets to achieve portfolio goals within specific timeframes. Aggressively negotiate contracts and transactions. Must have clear understanding of bank and loan covenants and how they apply to the day to day, as well as long-term operation of the portfolio. Manage development and redevelopment opportunities and ensure construction projects are delivered on time and on budget. Monitor and evaluate operating performance and present portfolio performance to the Chairman of the company. EDUCATION and/or EXPERIENCE Successful candidate should have extensive operating experience in the operations of regional malls and retail centers (including distressed properties), retail leasing, redevelopment or development experience with a demonstrated record of success. MBA preferred and institutional real estate experience required. 10+ years experience in retail real estate required preferably in finance and operations, leasing, development or combination thereof. Transaction experience along with leadership skills required. Must have good overall communication skills and the ability to present information to management, investors, and the Chairman. Initiate and respond to change; demonstrated ability to identify, develop, and implement process/system improvements. High sense of urgency and ability to work independently with a focus towards achieving company milestones and goals. |
