Job Description

Job Title: Development VP – Waterfront (Beirut)

 

Reports To: SVP- Mix Use Development

 

Job Purpose:  

Manage the waterfront project with responsibility to ensure the successful delivery of the project on schedule, within budget and as per board approval parameters. 

Lead, influence and mentor multi functional team (both internal / external) to execute the strategy for the project through establishment of commercially viable options, securing multiple stakeholder buy-in , preparation of PCG / Board papers and managing the complete development process for the project till completion and  handover.

Key Tasks: 

  • Prepare a Project Brief and Vision highlighting the key requirements for the project (product, asset mix, density, development philosophy, design principles, market position, financial returns and programme)
  • Lead the development process including master planning, design and consult procurement. Ensure all technical procedures adopted meet with approved Corporate operational objectives.
  • Oversee and review preparation of project specific Development and Design briefs to reflect project intent and objectives.
  • Lead, influence and manage Joint Venture Partner in preparing business plans, steering meetings and acting as client representative for the JV Company.
  • Manage internal and external teams to ensure that feasibility, program, design, technical, quality and sales/leasing specifications of projects are achieved through to completion and handover.
  • Provide regular feedback with regard to the project including project status, financial reports, risks and approval feasibility hurdle rates to relevant executives.
  • Manage and co-ordinate all sales, marketing and CRM activities for the project.
  • Instruct, organize and coordinate all development disciplines with the objective of harmonizing the diversified functions to deliver completed project(s) in accordance with the objectives established in the approved business cases.
  • Identify and document risk items, including at each asset class level. Analyze, evaluate and rank overall risk exposure, including technical, financial, and human resources. Develop and actively lead the risk mitigation measures to ensure that the business cases are secured to meet profit and turnover targets.

    Financial Dimensions: The financial accountability and direct responsibility of the job holder if any  

    Responsibility for development of the mixed use Waterfront project amounting to approximately

    AED 3.65 Billion excluding land. 

    Job Complexity: What are the requirements of the job in terms of academic achievements, professional experience, and special qualifications?

  • Responsibility for overseeing the strategy, design and delivery of the development comprising a large mixed use project incorporating retail mall, hotels, commercial / office and residential asset classes.

 

Qualifications / Experience: 

  • University Degree in a Technical or Finance discipline, or similar, from a recognized accredited institution.
  • 20 years relevant experience in the construction / property development industry with experience of having managed large scale mixed use projects with an emphasis in multi-unit residential development and marketing; should have worked at senior levels.
  • Direct experience in Lebanon market preferred; familiarity /experience of having worked in M.E and particularly Dubai is desirable.
