                    Who We Are

Bob and Rich Poline are nationwide specialists in all phases of recruitment for the shopping center industry—leasing, property / asset management, operations, marketing, development, tenant coordination, construction, design, legal, accounting and finance. This also includes extensive work in retail real estate, construction, architecture/design and store planning. Assignments range from field positions to senior level executives at salaries well into six figures.

 

The majority of the Polines’ clients are among the top developers of regional malls, strip, power, outlet, specialty, airport retail, urban entertainment and mixed-use centers; large and emerging retail chains, retail general contractors and architecture/design firms nationwide. They work equally well on replacement positions or newly-created roles. They keep their clients and candidates satisfied without wasting valuable time. 

 

This has been the foundation of the Polines’ success in executive search, and in turn, has helped them become nationally recognized search consultants. They also attribute a good deal of their success to maintaining active membership in the International Council of Shopping Centers (ICSC) since 1979 and traveling extensively to conferences and idea exchanges throughout the U.S. every year.

BOB POLINE

Bob’s academic preparation includes a Bachelor of Arts Degree, with honors, in Sociology and Political Science from the University of Denver. He obtained a Master's Degree in Public Administration from UCLA with a specialization in Personnel Administration. He has been active in the shopping center industry as an executive search consultant since 1979. 

RICH POLINE

Rich’s credentials are comprised of over 36 years of marketing experience, which include sales management on a regional level. Academically, he earned his Bachelor of Science Degree in Industrial Management from Purdue University.   He has headed up the Atlanta office and has been on the forefront of shopping center executive search since 1984.

Bob/Rich Poline Associates is an executive search firm specializing in solving people needs. Clients have utilized our services in the functional areas of real estate, leasing, development, construction/design, property operations/management, marketing, finance and legal since 1979. 
 
We have demonstrated success in conducting searches coast-to-coast, as well as internationally. In the process we have developed extensive knowledge of people, organizations and markets which relates specifically to helping our clients solve their challenging problems.
 

THE SEARCH . . .

 

The hiring process can be time-consuming, costly and risky. As executive search consultants we exist because we reduce these elements to a minimum...and we produce results.

 

Our challenge is to produce candidates whose profile and professional qualifications satisfy our clients' requirements. The best candidates are usually gainfully employed and not necessarily seeking new employment and are understandably reluctant to respond to advertisements. Neither are they likely to make it known to colleagues and friends that they are actively seeking a new position. Our assumption is that our clients are interested in the best qualified person available and not just the best of those who are looking for a job.

 

THE PROCESS . . .

 

In order to provide the flexibility necessary to meet individual circumstances, we have structured four levels of search. They are:

 

1)  Retainer

2)  Modified Retainer

3)  Exclusive Contingency

4)  Non-Exclusive Contingency

 

Any search can be conducted on either a percentage or a flat fee basis.

 

Regardless of the type of search agreed upon, we make the same commitment to professional excellence.

 

To illustrate the executive search process and to identify those key elements that are common to all four types, we have outlined the procedures which would be utilized in working with a client.

 

1) Position Criteria

We establish with the client the parameters and job specifications of the position and the required academic preparation, professional qualifications and personal profile.

2) Research. Selection. Evaluation

Our candidate database is very extensive. Qualified candidates are located through a computer process which utilizes appropriate sources of information and techniques. We take pride in referring only qualified candidates who meet our clients' specific criteria.

3) Presentation and Review of Candidates

We present the qualifications of each selected candidate and review the details of our assessment of their strengths and weaknesses. This includes pertinent details relevant to the candidate's career progression, goals and personal objectives.

4) Placement and Closing

In the process of qualifying a candidate, we earn their trust and confidence in our professional abilities.   As an objective third party, we are in an ideal position to assist the client in determining the appropriate compensation package and structuring an offer that will be acceptable.   The importance of the consultant's involvement in this process cannot be overemphasized.

1) Undertake a search only after obtaining mutual understanding and agreement with the client as to the objectives, scope, timetable and professional fees of the assignment.

2) Accept only client-paid assignments. We do not accept payment for assisting an individual in finding employment 

3) Maintain all client information and knowledge of their business operations in strictest confidence.    Similarly, every possible step is taken to protect the confidentiality of each candidate.  The background of a potential candidate is never presented to a client without the candidate's prior approval.
